What's a good budget for furniture?

I'm thinking about buying a house in late 09. Somewhere between 2,500-3,000 sf depending on what's available. This will be my second home. The one I currently have, I was giving all the old furniture from my parents and brothers(beds, couch, small dining table, etc) so I don't really have an idea of what kind of money is spent on furniture, plus I have no idea how much stuff costs. I'm not looking for top of the line stuff, but just to furnish the inside.

to do the WHOLE inside, ALL rooms with beds/dressers, sofas coffee tables, end tables etc, i think about 30-40k


mattresses alone are about 800+ depending on what you're looking for, so that X's 3-4. (mine were about 1k each)
formal dinning room is pretty expensive
breakfast room tables are affordable
sofas can be cheap, but the cheap ones don't last long, so put out money for quality there (u use it alot)
I just moved into my house last year and you'd be surprised how much stuff u didn't realize you need to buy

Buy stuff in pieces over time. My first year moving into my apartment, I only had a bed and shelf. Buddies would sit on cinder blocks stolen from outside when they came over LOL. I did get a couch a few weeks later though. I didn't wanna dump everything into my apartment all at once.

If you go just affordable furniture, not high end but not discount furniture... to furnish a house of that size your looking at, at least 20k to as much as 40k depending on what you choose.

Move into your new home with the basics and then sit there and stare for a good month before rushing out and buying stuff. Plan it out, your flooring, wall colors, and overall feel that you are going for and then go room by room. Nothing worse than spending money on stuff you will want to replace in two years.

I've herd to budget 8-10% of the total cost of the home to have your home properly decorated and furnished by a professional.

I don't know about that... might depend on the market. B/c different areas have a wide range of prices on homes of similar size. For instance, i can go to houston and for ~200k i can get a 3k sqft home, and I like in a 3k sq home in Louisiana which "was" worth 300k (i have buddies that have similar sized homes for mid 300's also), but go to Cali, and your 3k sqft home might be over 1 mill..... So if i lived in houston i'd spend 20k, LA (state) i'd spend 30k, and in Cali i'd spend 100k? all houses being able to fit the same amount of stuff?

If you want to get some good prices, take a trip to the outlets in NC. We have completely furnished two homes working with the people from www.furniturelandsouth.com The places are located in central NC and it's cheap to stay there. The trip more than paid for itself.

We ended up paying half of retail even after adding in shipping. They have all types of name brands and you pick it out, then they custom build it for you. We brought the floorplan with us and a salesperson spent the two days determining what would fit well and match before ordering.

Take your time. I just moved into a condo and alls I had was my bedroom wich was my bed and my entertainment setup (which went into the living room). It will take you some time to get everything though. I went with out sofas for almost 3 months...lol. As far as cost right now I'm up to 5k and still looking at other things.

I was shocked at the cost of stuff when I went shopping. I just went looking for a recliner and there is nothing good for less that 800 bucks...THe ones I wanted were upwards of 1200....For a single chair WTF>...

I went window shopping at the store next to the place I exercise and I noticed one of those vanity things or whatever the hell they are called with a price tag of 4,000. I was like WTF? Are you guys sure 40k is a safe amount? lol.

markup on retail furniture is scary as fvck! I work for a furniture factory direct importer, and most of the stuff ends up in customer's hands with 60%+ markup. For you, I would start with 1 complete bedroom set (bed, dressers, mirror with base, etc), 1 formal dining room set, 1 family room set (sofa, loveseat, chair, coffe tables, end tables) or (sectional + entertainment center) and buy things as you go. For all the things I mentioned, retail 20k would be a safe estimate.

Don't fully furnish your house yet, because down the line, perhaps instead of a formal sitting area, you'll want a pool table, and stuff like that you can decide later. Guest bedrooms are easier to furnish with ikea stuff, no need to go all out at once.

It can be really expensive, but there are also good deals out there. There was a going out of business sale at a local store and I got 75% off my stuff. My entire livingroom set cost me 800 on sale. (French made 4 seater couch, love seat, 2 end tables, coffee table, 2 table lamps, 1 floor lamp all with a lifetime waranty) My bedroom set was freaking insanly expensive cuz I got a sleep number bed, a waterfall mirror and stuff so yeah.....
