Random Leak. (Help Please)

I tried checking the Haynes Repair Manual to see if it can tell me whats actually leaking and well... the manual doesn't provide that information.

Im really hoping someone here can provide some information on my issue and help with some instructions but if not then i guess ill just have to take it a shop.

By the way... its not a result of rain or a car wash...

You need to tell us what's leaking, radiator fluid, oil or trans/clutch fluid? Radiator fluid, have a pressure test done, that will tell the mechanic where the leak is and what needs to be fixed! The rust kinda tells me it might be radiator fluid! I can recommend a good independent Nissan mechanic in the Valley who can solve your issues...CarZone (818) 373-1330 ask for Donald!

That's not a leak. It's the drain tube from the A/C evaporator dumping out water. The drain tube is right over there where your picture is showing on the passengers side.
