Help on wheel widths

So I'll be ordering some new WORK wheels and I've been considering sizes for a while now and making sure I get the best specs to have that best fitment.

I would like to ask for everyone's opinion whether I should go with a ....

10x20 +10 with a 225/35/20
11.5x20 +10 with a 255/35/20

Or

9.5x20 +5 with a 225/35/20
10.5x20 -3 with a 245/35/20

The specs should be the same it's just the tires are going to be stretched compared to the other. I'm considering clearance with tires and if I had to sell them how easy it would be for the specs.

I would like to hear pros and cons if any from the two diff setups like air issues, reselling issues for aggressive offsets, stretched tire issues, finding tires etc.

Id go for the 2nd setup. 10 in the front is huge and is going to rub.

The wheels are wider but the specs with the offsets between the two wheels should be placing the outer wheel position at the same place. It's the inner clearance that's diff between the two wheels but it will still clear.

So any input on tire stretch between the two or how easier it is between the two for tires/resale etc.
