Has anyone terminated their lease early?

I'm currious how/if this can be done? I thought I heard somewhere that it was possible to do after the first year of your lease.

Has anyone actually done this? What kind of pennalties are involved etc?

It should be stated in the contract for the early termination fees. Think of it as getting out of a contract for a cellphone service but on a larger scale.
