stfu all of you, at least he's working on his car and putting some serious time into it. I did my red seats, full vinyl wrap, suede headliner & installed my motordyne exhaust all in my driveway/parking lots. Nothing wrong with it. I also changed my down pipe and HFC when I first got my car in an underground parking.
This is actually kinda cool, you're excited to get the work done. So don't matter what time or where you're putting work into it.

I will even take breaks at work when I drive it, to finish up small jobs. Parking garage there too.

But yeah I do have a garage, quite large actually. But summer time its beautiful outside and sun is up for more than 18 hours here. So I would rather work outside instead of suffocating in the garage.
I either work behind the house or in the driveway in the summer time. Winter I use my heated garage.
Just sold my Avant Garde cheapies and I'm putting that towards my new works, volk, and or ssr wheels im planning on buying here soon. I know there are some folks on here that can appreciate that... 
funny thing is what I got for my wheels that I sold will just about pay for one wheel without rubber.. Ha ha.

naw leaseholds go for way cheaper than that. but yea I understand its only done in Hawaii lol. its not popular choice and not very common. most are fee simple. but $300k I bout the going rate for a small condo fee simple in a decent building but most 1 bedroom condos in a nice building starts at bout $450k. I believe for that amount u can buy a mansion in vegas maybe 2
