Wow, early 20's and you want to spend 1.5M on a house. You big baller you. I don't know what kind of house you can buy for 1.5M near the beach these days. If any you might end up getting a really small house a few mins from the beach or a condo. South OC is very expensive and that's w/o any HOA's.

If you are willing to go north a bit, there are lots of gated communities in Huntington Beach within 2 blocks of the beach or less. Condos in the area are $600K-800K or so and houses are $1.4-3million. The houses on the lower end of that scale are about 2200-2600 sq feet and have been built in the past couple years. It is about 20 minute non rush hour drive to south oc from there.

I think it's unrealistic that you will find a place within few blocks of the beach for 1.5 mil south of Huntington Beach.

Both Newport and Laguna Beach is nice. Both have lots of places to hang out at and things to see. I think Laguna is more of a chill laid back type of place and Newport is more of a upscale type place. Newport will probably cost alot more too. You can find real nice places in your price range in laguna niguel and sometimes even get a beach view. I live in Aliso Viejo which is in between Laguna Beach and Mission Viejo. No beach views but only a 15 minute drive away. Good place to live.
