Wheel fitment Help !!

Looking to get a set of 20's for the G and had some fitment questions. The rims are. Front 20x8.5 (+40) Rear 20x9.5(+35). Tires would be. Front 245/40/20 and Rear 275/35/20. I am dropped on Tein Basics. About an Inch in the front and Half an inch in the Rear. My question is would I need to do any kind of fender rolling or any kind of modification. Also would these clear the brembo's ? any help would be appreciated.

245/40/20 is way too tall, try 245/35/20, and those offsets are really high for a coupe, and will be way sunken into the wheel wells

Someone is offering to sell them to me. Would they fit and clear brembo's ?
