Really depends on your credit. 4.25 is a good rate but you can do better with great credit or larger down payment. Or go with ARM or even 15 year mortgage for a better rate.

I'm right under the "excellent" marker, I had a lender tell me that he can bump my score up by 10 points in 5-6 days which is interesting, I had never heard of that before... Another bank quoted me 3.8-4.25%. My credit union quoted me 4% with 10% down or 4.25% with 5% down...

Down payment is more important to me than APR, the difference between 3.8% and 4.25% is only $20/mo...

Ikea is addicting. So cheap!!! Once I buy this house I'm going to remodel the kitchen and bathrooms, which won't be for a few months but I can't help shopping right now

It's crazy. $15 bar stools... $39.99 for 8' x 2' kitchen countertops ... $20 faucet, $30 sink...

Veronica. Those are all pretty good rates that you were quoted. I would stay away from the ARM an stick with the fixed. It does pay off to have good credit an 5% down is good also. Go get your house and enjoy. I think it's a great time for the buyers and people looking to step into owning their own home. Rates are pretty low.
