Depends on the contract, but technically, No. You will have to remove it when time comes to turn it in. The bigger worry (depending on the dealer) is the warranty they may want to void when you take it in for service.

An exhaust should not void the warranty but again it depends on the dealer. And just like JohnZ says, the car HAS to be turned back in with the original equipment it came with, less Normal wear and tear, they get you on the tires too, they have to be more than 1/8" left in thread I think.

They won't know the difference when you have your stock stuff back on...no worries. Some dealers may even accept the mods because they can sell the car at a higher price later. Changing stuff like adding a turbo may not be worth your while so just judge each mod yourself.

If you plan on customizing your car - aftermarket rims, exhaust, engine mods, stereo upgrades etc., you're much better off buying a car than leasing.
Leasing is best suited for people who like having a new car every 3 years or so and are happy with stock ride & appearance, while purchasing is better suited for people who take pride in ownership and enjoy customizing their ride to suite their personality.
Also it makes no financial sense to lease for 4+ years. You might as well purchase if you plan to lease for longer than 36-39 months.
