I found a property that I'm about to put an offer on tomorrow or the next day, whenever I can get my financing solid. It's 3 acres, with a small 1200 sq ft house and a 5-stall barn for my horse with tack/feed room. Short sale so I feel like I'm almost stealing this property for the price... I'm pretty excited. House needs work but my dad is a licensed contractor as well as licensed inspector so I'm good to go in that aspect.
Does anyone have any recommendations for financing? I have been quoted 3.8%-4.25% interest but I have to shop around for the lowest down payment. I know FHA offers 3.5% but I'm not sure if FHA will finance this property. If anyone knows of a good bank with low down payment (less than 10% if possible) that would be awesome.

My door lock actuator on the passenger side is not working 100%.. sometimes it locks and you can't get in, and i guess other times you can lock it but it will still open 
So I guess whoever it was (kids probably) walked down the rows pulling handles, and the handle opened?

Yeah, it could have been a lot worse. I didn't sleep at all that next night though. Seeing as how I've had a gun held to my stomach at my old condo back in 2008, it's very scary for me to be single and live on my own... I thought this place was safe when I moved here...
