House buying advise in Orlando.

Hey guys I'm sure most of you are familiar with my noob *** I've only got a few more months left of my apt lease and want to start shopping for a house.

I've only live in Orlando since december and currently live in hunters creek off of town center blvd (by gator land for those of you further north).

I'm lookin for something between 250-350k nice nieghborhood preferably less restricktive hoa 3 bed 2.5-3.5 bath and def a 2 car garage and pool.

I know that's a bit more specific than necessary but I wanted to give you as much info so you could give me your best thoughts on where I could move that's not gonna have my G getting the Concrete shoes or making me hate my house. I'm def liking my current area but up for something better as well.

I'm in the middle of a purchase right now. It's a short sale, and it has been a struggle from day 1 so I would suggest to avoid a short sale unless you have 6-12 months to wait...

Anyway PJ put me in touch with his aunt who is a realtor and she has been great for me. I can send you her contact info if you're seriously interested

Ohh I am and if it is thanking of a wait maybe I should start looking now instead of around August when I was planning on becoming aggressive. I'll def talk to her. I've been told that my bank has a home finding service as well (even for renting) that's super awesome, but they are a bank so I take it with a grain of salt.

My sister is getting her house built from scratch for just shy of 200k through KB homes everything will take about 6 months or so and will be super energy efficeint. So i dont know if youve thought about that option i mean me personally if i can afford it i want a brand new house not someone elses problems because in 30 years when i pay off the house im probably going to have the same said problems except now il have owned the house outright.

Hmmm true but my major concern is area. I used to do high end renovations so I'm pretty handy and prefer how older houses are built. But if I can get bigger new and private I'm all for it.

Mostly though I'm curious what the best nieghborhoods are.

shes getting hers built in tavares though... id say as far as neighborhoods you cant really get better than bay hills/ windermere or dr phillips area in west orlando.

Location is everything. Choose a few neighborhoods that you like and start looking. Home prices in this area (Florida in general) are low. There are great homes out there for super cheap (like less than 100k).

But it really boils down to the first 3 rules of real estate: Location, location, and location.

I don't want to go too far outside of Orlando so as it stands locations in consideration are
Bayhills
Wndemere
Dr Phillips
and Hunters Creek

No joke is too soon for me it's why a lot of people think I am an ******* because I think everything is funny. (I have even made jokes / placed bets on the way to the hospital)
