Battery + Brake (!) dash lights ON
i had a bad alternator in my old altima throw the brake + battery light (standard Nissan indication of a fault in the charging system). When I checked for voltage it was putting out normal voltage. But when I had it tested on a machine it failed.

btw dealer wanted 475 for the alternator, asked my friend and got one for 290 (non refurb), this is canadian.

Yup, first thing i check, i'm giving up. Everything actually working fine except for the damn lights, i'm thinking of just pulling the lights out of the dash.

That is the normally the low air pressure warning.. although it would turn on if one of the sensors is bad too.. Nissan's version of tpms only monitors the tires in motion and after filling them with air, might still be on for a few miles..
However if the battery light is on too then Idk, is the battery a low maintance or sealed? If low maint, check each cell to make sure enough fliud is in them..

3 milliseconds of googling and here's your answer:
Those lights being on indicates a bad diode pack inside the alternator. The alternator itself is probably still charging and you can drive it like this for a long time. The only thing is, if the alternator dies, you won't know it. Replacing the alternator will correct this.

Maybe your replacement is shot too or is it possible the diode pack is seperate from your alt?
