Sell or Repair

What's up guys. First time posting, but this forum has helped me out a lot. Quick Run Down: Purchased a 2005 Infinity G35 Coupe for 3K. Recently replaced my catalytic converters with some Hi-Flow Cats, but started noticing additional issues after my latest inspection with my coupe. Engine problems and suspension problems specifically. Here is the rundown.

MILES ON CAR CURRNETLY: 145,000

ISSUES: STERRING RACK LEAKAGE, FRONT STRUTS LEAKING AND WORN, TIE ROD MOVEMENTS, EXHAUST LEAKING, NEED NEW CONTROL ARMS, BUSHINGS, POSITION RINGS AND TIMING CHAIN going bad

LIST OF REPAIRS:
Engine SWAP with a used solid tuned engine (89K miles) + labor: $1,200
TIRE RODS, CONTROL ARMS and BALL JOINTS replacement parts: 349.00
POWER STEERING LEAK: $260.00
EXHAUST SYSTEM + Labor: $100.00
NEW SHOCKS: $130.00
BRAKES and ROTORS: 160.00
CLOCKSPRING: 62.00

ALL in ALL I am looking at around an additional : $2300 not including labor for some of these repairs.

I was expecting repairs would have to be done on this car, it's a daily driver and beater. Should I just cut my losses and sell it as if or part out. Or should I put more money into it and ride it out for a few more years?

Any realistic and practical advice would be great.

Hmmmmm, where did you get the info that your timing chain was going bad? And your piston rings?

Yeah if they didn't attach the compression test results then it could just be bullshit. I'm also curious about the timing chain since it's usually good for the life of the motor and only needs the tensioner (and occasionally a broken guide) replaced.
